Amber Valley Planning Applications and Local Planning Guidance

Planning information for Ripley, Belper, Alfreton, Heanor, Duffield, Crich, Langley Mill and surrounding areas

Amber Valley is a varied Derbyshire borough covering established market towns, former industrial communities, suburban neighbourhoods and rural villages. Its principal locations include Ripley, Belper, Alfreton, Heanor, Duffield, Crich, Langley Mill, Somercotes, Swanwick, Riddings, Ambergate, Kilburn, Denby, Holbrook and Horsley.

Planning considerations differ considerably across the borough. Proposals in Ripley, Heanor, Alfreton and Langley Mill may involve established residential streets, town-centre uses, employment land and redevelopment sites. Applications around Belper, Milford, Duffield, Crich and the Derwent Valley are more likely to require careful consideration of historic buildings, landscape character and the relationship between development and its wider setting.

The borough contains 29 conservation areas, including Alfreton, Belper and Milford, Crich, Duffield, Holbrook, Kedleston, Riddings, South Wingfield and Whatstandwell. Development within these areas may need to preserve or enhance established architectural character, traditional materials, roof forms, windows and important views.

Belper and Milford form part of the internationally important Derwent Valley Mills World Heritage Site. The designated site follows the Derwent Valley and contains historic mills, industrial settlements and buildings associated with the development of the factory system. Proposals affecting the site or its setting can therefore require detailed heritage assessment and carefully considered design.

An Article 4(2) Direction applies to dwellings within the Belper and Milford Conservation Area. This removes certain permitted development rights and can require planning permission for work such as replacing windows or doors and making other visible external alterations.

Amber Valley Council also advises that a heritage statement is required when submitting applications involving conservation areas, Article 4 land, listed buildings or the World Heritage Site.
