Most planning projects involve two separate parts: the planning application submission service and the planning package needed to support the application.

The plans, drawings, statements and supporting documents are quoted separately because every project is different. A simple dropped kerb application may need a modest location plan and frontage layout, while an extension, loft conversion, garage conversion or conservation area project may need floor plans, elevations, roof plans, sections and additional supporting information.

Conservation Area or Article 4 Applications
£495 + VAT
Some properties need extra care because they are in a conservation area, affected by an Article 4 Direction, or subject to tighter planning controls.

This higher submission fee reflects the additional review and care normally needed when submitting applications where the council may look more closely at design, materials, elevations, street appearance and planning history.
