Planning Application Submission Fees

Fixed-fee planning application submission support, with separate project-specific quotes for any plans, drawings or supporting documents required.

Most planning projects involve two separate parts: the planning application submission service and the planning package needed to support the application.

At Planning Application Services (PAS), we provide a clear fixed-fee guide for the application submission service itself. This covers the professional time involved in preparing, checking and submitting the planning application through the correct route.

​

The plans, drawings, statements and supporting documents are quoted separately because every project is different. A simple dropped kerb application may need a modest location plan and frontage layout, while an extension, loft conversion, garage conversion or conservation area project may need floor plans, elevations, roof plans, sections and additional supporting information.

Standard Homeowner Planning Application

£395 + VAT

​

This applies to many standard homeowner planning applications, including:

  • House extensions

  • Loft conversions

  • Garage conversions

  • Front porches

  • Garden buildings

  • New garages

  • Carports

  • Other straightforward householder applications

​

This fee is for the application submission service. Any plans, drawings or supporting documents needed for the application will be quoted separately.

Conservation Area or Article 4 Applications

£495 + VAT

 

Some properties need extra care because they are in a conservation area, affected by an Article 4 Direction, or subject to tighter planning controls.

​

This higher submission fee reflects the additional review and care normally needed when submitting applications where the council may look more closely at design, materials, elevations, street appearance and planning history.

​

This may apply to:

​

  • Conservation area applications

  • Article 4 properties

  • More sensitive homeowner applications

  • Projects where the council is likely to need a fuller explanation

  • Applications involving visible external changes

Again, this is the submission service fee only. Drawings, planning statements, heritage notes or any other supporting information will be quoted separately.

Small Planning Application Submission Service

£295 + VAT

 

For smaller, simpler applications, our submission service starts from £295 + VAT.

​

This may apply to applications such as:

​

  • Dropped kerbs

  • Simple driveway applications

  • Small frontage works

  • Minor gate or boundary applications

  • Simple planning submissions with limited supporting information

​

The drawing package for these applications will still be quoted separately once we understand what the council is likely to need.

  • Checking the information provided

  • Confirming the likely application type

  • Preparing the online planning application form

  • Uploading the required documents

  • Submitting the application through the correct planning route

What Is Not Included in the Submission Fee

 

The submission fee does not include the preparation of the planning package itself.

Council planning application fees are separate from PAS fees. These are paid to the local planning authority or through the Planning Portal when the application is submitted.

We can confirm the likely council fee before submission so you know what to expect.

If you need the full planning package prepared, we can review your project and provide a separate quote for the plans, drawings and supporting information needed.
