Bolsover Planning Applications and Local Planning Guidance

Planning information for Bolsover, Clowne, Shirebrook, South Normanton, Creswell, Pinxton, Whitwell and surrounding areas

Bolsover District covers a varied part of north-east Derbyshire containing former mining communities, historic villages, established residential areas, employment sites and extensive countryside. Its principal settlements include Bolsover, Clowne, Shirebrook and South Normanton, with other important communities including Barlborough, Creswell, Pinxton, Tibshelf, Whitwell, Pleasley, Blackwell, Scarcliffe and Langwith.

Planning considerations can differ substantially across the district. Proposals in Bolsover, Shirebrook, South Normanton and Clowne may involve established residential neighbourhoods, town-centre development, former industrial land or regeneration sites. Applications in Whitwell, Creswell, Barlborough, Tibshelf and the district’s smaller villages may require closer consideration of rural character, landscape setting, settlement boundaries and the relationship with surrounding countryside.

Common Bolsover planning applications include:

  • House extensions and loft conversions

  • Garage conversions and residential annexes

  • Garden rooms, garages and outbuildings

  • Replacement windows and external doors

  • New houses and residential developments

  • Barn conversions and rural development

  • Commercial and industrial changes of use

  • Retrospective planning applications

  • Lawful Development Certificates

  • Listed building and conservation area applications

  • Agricultural and equestrian development

  • Works involving protected trees

Bolsover District contains 28 conservation areas, each with its own architectural, historic and landscape character. These include protected areas in Bolsover, Clowne, Creswell, Whitwell, Barlborough, Belph, Hardstoft, Hardwick and Rowthorne, Pleasley, Tibshelf and a number of smaller historic settlements.

The district also contains nationally and locally important heritage assets, ranging from Bolsover Castle and Hardwick Hall to parish churches, traditional cottages, farmhouses, historic schools, New Bolsover Model Village and former industrial buildings. Applications affecting a listed building, conservation area or the setting of a heritage asset may need a Heritage Impact Assessment and more detailed supporting drawings.

Article 4 Directions operate in selected conservation areas and can remove permitted development rights for particular external alterations. Property owners should therefore check the planning constraints and history of an individual building before replacing windows or doors, altering a roof or changing other features visible from public areas.

Before developing a proposal, it is sensible to search the Bolsover planning register for previous decisions involving the property, neighbouring buildings and comparable projects nearby. Local planning history can help identify site constraints, design expectations and the types of extensions, conversions or developments previously approved or refused.
