Derbyshire Dales Planning Applications, Council Contacts and Local Planning Search
Find essential information about Derbyshire Dales planning, including council contact details, pre-application advice and direct access to the public register. This PAS Directory page also helps homeowners, landowners, developers and businesses search Derbyshire Dales planning applications and understand the local issues that may affect a proposal.

Derbyshire Dales District Council covers an extensive rural area containing historic market towns, villages, agricultural land and important landscapes. The principal towns outside the Peak District planning area include Matlock, Ashbourne and Wirksworth, together with Darley Dale, Matlock Bath, Cromford, Tansley, Brassington, Bonsall and many smaller rural communities. The council’s current planning strategy continues to identify Ashbourne, Matlock and Wirksworth as key market towns within the district.

Planning applications across the district can include:

-
House extensions and loft conversions
-
Garage conversions and residential annexes
-
Garden rooms, garages and rural outbuildings
-
Replacement windows and external alterations
-
Barn conversions and agricultural development
-
New houses and residential developments
-
Commercial changes of use
-
Listed building consent
-
Retrospective planning applications
-
Lawful Development Certificates
-
Equestrian development
-
Works involving protected trees

Planning considerations can vary significantly between locations. Applications in Matlock and Darley Dale may need to respond to established residential areas, hillside development, local views and the Derwent Valley landscape. Ashbourne contains an important historic centre with numerous listed buildings, while Wirksworth has a distinctive street pattern, historic buildings and additional planning controls intended to protect its character.

Check Which Planning Authority Applies
Derbyshire Dales District Council determines planning and listed building applications outside the Peak District National Park. Properties within the National Park are generally dealt with by the Peak District National Park Authority, even where the postal address is within the wider Derbyshire Dales area. Applicants should therefore confirm the correct authority before requesting advice or submitting an application.

This distinction can be particularly important for properties in and around Bakewell, Baslow, Hathersage and other settlements within the National Park boundary.

Heritage and Conservation in Derbyshire Dales
The area administered by Derbyshire Dales District Council outside the National Park currently contains 33 designated conservation areas. The district also has more than 1,325 listed buildings, making heritage, traditional materials, historic setting and architectural detailing important considerations for many planning applications.

Cromford and parts of the Derwent Valley have particular historic significance because of their relationship with the Derwent Valley Mills World Heritage Site. Proposals in Cromford, Matlock Bath and nearby settlements may need to consider the effect of development on historic buildings, important views and the wider heritage setting.

An Article 4 Direction also affects more than 400 unlisted historic properties within the Wirksworth Conservation Area. This can remove particular permitted development rights and require planning permission for external alterations that might normally be allowed elsewhere.

Before preparing a proposal, it is sensible to carry out a Derbyshire Dales planning search for earlier applications involving the property, neighbouring buildings and similar projects nearby. Previous decisions can help identify planning constraints, local design expectations and the types of development that have previously been approved or refused.
