Erewash Borough Council Planning

Erewash Planning Applications, Planning Search and Local Planning Permission Guidance

Find essential information about Erewash Borough Council planning, including contact details, pre-application advice and direct access to the public planning register. This PAS Directory page also helps homeowners, landowners, developers and businesses complete an Erewash planning search and understand the local considerations that may affect planning permission.

Erewash is situated between Derby and Nottingham and includes the principal towns of Ilkeston and Long Eaton. Other communities across the borough include Sandiacre, Sawley, Borrowash, Ockbrook, Breaston, Draycott, Little Eaton, West Hallam, Stanton-by-Dale, Dale Abbey, Breadsall, Risley, Morley and Kirk Hallam. The council’s planning hierarchy identifies Ilkeston and Long Eaton as its main town centres, with Borrowash and Sandiacre serving as local centres and several surrounding villages providing smaller local centres.

The borough contains a mixture of Victorian and Edwardian housing, post-war neighbourhoods, modern residential development, former industrial land, commercial centres and rural villages. Planning considerations can therefore vary considerably depending on the location, property type and scale of development.

Common Erewash Borough Council planning applications include:

  • House extensions and loft conversions

  • Garage conversions and residential annexes

  • Garden rooms, garages and outbuildings

  • Replacement windows and external doors

  • New houses and residential developments

  • Barn conversions and rural development

  • Changes of use and commercial alterations

  • Retrospective planning applications

  • Lawful Development Certificates

  • Listed-building and conservation-area applications

  • Agricultural and equestrian development

  • Works involving protected trees

Applications in Ilkeston, Long Eaton and Sandiacre may need to consider established building lines, neighbouring amenity, town-centre policies, transport links and the redevelopment of former industrial or employment land. Proposals in Ockbrook, Borrowash, Breaston, Draycott, Little Eaton, West Hallam and the borough’s smaller villages may also be affected by rural character, Green Belt policy, landscape setting and historic development patterns.

Heritage is an important consideration in many parts of the borough. Erewash has 23 conservation areas, including Ilkeston and Long Eaton town centres and several historic village centres. The council also maintains a local list recognising approximately 160 buildings that contribute to the borough’s architectural or historic interest.

An Article 4 Direction applies to many properties within the Stanton-by-Dale Conservation Area. This means that planning permission may be required to alter or replace certain windows and doors, even where similar work might normally fall within permitted development rights elsewhere. Part of Little Eaton and the surrounding Derwent riverside also lies within the Derwent Valley Mills World Heritage Site and its protected setting.

Before preparing a proposal, it is sensible to search Erewash Borough Council planning applications involving the property, neighbouring buildings and comparable projects nearby. Previous decisions can help identify planning constraints, local design expectations and the types of extensions, conversions or developments previously approved or refused.
