Derby City Planning Portal and Planning Applications
Derby City Council Planning Contacts, Application Search and Local Guidance
Use this page to access the Derby City planning portal, search local applications and find the principal Derby City Council planning contact details. It is intended for homeowners, landlords, developers and businesses looking for reliable information about planning applications within the Derby city boundary.

Derby City Council is the local planning authority for Derby itself. It is separate from South Derbyshire District Council, which manages planning applications in places such as Swadlincote, Melbourne, Repton and Hilton.

The city includes the centre of Derby and established neighbourhoods such as Allestree, Mickleover, Littleover, Chellaston, Chaddesden, Spondon, Alvaston, Oakwood, Mackworth, Normanton, Sinfin and Darley Abbey. Several of these areas developed from previously separate villages and still retain distinctive local identities, building forms and planning considerations.

Common Derby planning applications include:

-
House extensions and loft conversions
-
Garage conversions and residential annexes
-
Garden rooms, garages and outbuildings
-
Replacement windows and external doors
-
New houses and residential developments
-
Flat conversions and changes of use
-
Houses in multiple occupation
-
Shopfront and commercial alterations
-
Retrospective planning applications
-
Lawful Development Certificates
-
Listed-building applications
-
Works involving protected trees

Planning considerations vary across the city. Proposals in established residential areas such as Allestree, Mickleover, Littleover and Oakwood will commonly need to address neighbouring amenity, parking, access, building lines and the scale of extensions. Applications in Chaddesden, Alvaston, Spondon and Sinfin may also involve redevelopment sites, employment land and the relationship between older housing and newer development.

Heritage is particularly important in Derby city centre, Friar Gate, Darley Abbey, Strutts Park, Little Chester, Mickleover, Spondon, Allestree and other designated conservation areas. Proposals affecting these locations may need carefully considered windows, external materials, roof forms, boundaries and architectural detailing.

Article 4 Directions apply to selected properties within Derby’s conservation areas. These controls can remove particular permitted development rights, meaning that planning permission may be required for work that would normally be allowed without an application. Applicants should therefore check the planning constraints affecting an individual property before starting external alterations.

Before developing a proposal, it is sensible to use the planning portal for Derby to review previous applications involving the property, neighbouring buildings and comparable projects nearby. Earlier decisions can help identify local planning constraints, design expectations and the types of development Derby City Council has previously approved or refused.

Planning Application Services (PAS) supports homeowners, landlords, developers and businesses throughout Derby. With more than 40 years of experience in residential design, planning and property-related consultancy, PAS can assist with planning research, application drawings, supporting documents and the preparation and submission of applications to Derby City Council.
